What are toxic molds?
Toxic molds, including Stachybotrys chartarum and Aspergillus niger, can negatively affect indoor air quality and may contribute to allergies and other health concerns. These issues are often associated with airborne mold spores and mycotoxins. Mold contamination has become an increasingly common concern for both homeowners and insurance providers. One of the most effective ways to determine whether toxic or black mold is present in a home is through a professional inspection. Why sample for mold?
The purpose of biological sampling is to determine whether the biological particles present in an indoor environment may be contributing to irritation or other health-related concerns. Sampling also helps identify the source of indoor microbial growth, allowing for more effective remediation. While microorganisms are naturally present in our environment, scientific sampling helps determine whether indoor concentrations are elevated beyond normal levels. There are several methods available to evaluate indoor microbial contamination. However, the most reliable comparisons are achieved by collecting measured volumes of air and reporting results using standardized volumetric measurements.
How many samples are enough?
Usually at least 3 or more samples are collected by the inspector to provide the baseline and accurate information pertaining to indoor levels. Rose City Mold Inspections does not charge for individual samples collected and analyzed. This is included in our standard inspection fee. Be careful of other inspectors who will quote a very low inspection fee, then will charge you for a large number of samples, raising your cost by several thousand dollars.
What kind of samples are taken?
A comprehensive inspection includes air sampling to provide an accurate assessment of indoor mold conditions. An outdoor air sample is especially important, as it establishes a baseline for naturally occurring mold levels. Indoor sample results are then compared to the outdoor baseline. In general, if indoor mold types and concentrations are similar to or lower than outdoor levels, the indoor environment is typically considered to be within a normal range. While some inspectors claim they can identify mold through a visual inspection alone, visual observations cannot accurately determine airborne mold levels or identify hidden mold growth. Mold commonly develops in concealed areas such as behind appliances, inside walls, attics, crawl spaces, or beneath leaking plumbing fixtures.
What are regulations and protocols for sampling indoor air for mold?
There are currently no universally accepted standards or regulations governing biological air sampling. In the absence of established protocols, we believe that a practical, science-based approach is the most effective. Some bacteria and fungal spores can only cause illness while they are alive, while others may continue to trigger allergies or irritation even after they are no longer viable. Although culture-based sampling can help identify specific fungal species, different molds vary significantly in their ability to grow under laboratory conditions, which can sometimes result in an incomplete or inaccurate representation of the environment. For this reason, a thorough assessment often includes both culturable and non-culturable sampling methods. When time or budget limitations allow for only one method, we believe that non-culturable spore trap sampling provides the most accurate snapshot of airborne mold conditions at the time of testing.
What is Stachybotrys?
Stachybotrys chartarum, commonly referred to as "black mold," is a greenish-black fungus found throughout the world. It typically has a wet, slimy appearance and grows in environments where humidity levels remain above 50 percent. There are approximately 15 known species within the Stachybotrys genus. This mold thrives on cellulose-rich, low-nitrogen materials such as drywall, gypsum board, wallpaper, insulation, fiberboard, carpet, paper, dust, straw, hay, and wet leaves. These materials are especially susceptible when they remain damp due to water leaks, flooding, excessive humidity, or prolonged moisture exposure. Stachybotrys chartarum does not typically grow on materials such as plastic, vinyl, or ceramic tile, and it is different from the common green mold found on bread or between shower tiles. Because many homes and buildings are not routinely tested for this type of mold, its overall prevalence is difficult to determine.
Is Stachybotrys dangerous?
Under the right environmental conditions, Stachybotrys chartarum can produce toxic compounds known as mycotoxins. These substances may be present within the mold spores as well as in microscopic mold fragments. While the mold is actively growing, its spores and fragments often remain trapped within the wet, slimy colony and are less likely to become airborne. As the mold dries, however, spores and fragments are more easily released into the air, increasing the potential for human exposure. Inhalation or accidental ingestion of airborne mold spores and fragments is considered the primary route of exposure and is one of the main reasons prompt identification and remediation of water-damaged materials is recommended.
Why not just work with a company that does
both inspections and remediation?
Hiring an independent mold inspection company helps ensure you receive an unbiased assessment of your property. Because the inspection company does not perform remediation, there is no financial incentive to recommend unnecessary mold removal or exaggerate the extent of the problem. Instead, the inspector's focus is on identifying the source of moisture (if any), evaluating the mold conditions accurately, and providing both clear and objective recommendations based on the findings. This separation between inspection and remediation gives homeowners greater confidence that any recommended work is truly necessary and based on the property's actual condition.
